How do I get started?
- Send us a copy of your current lease, photos of both sides of the billboard and a check for $550 (credit cards also accepted).
- We prepare a Certified Billboard Lease Analysis Report that includes local sign ordinances, advertising rates, traffic volume comparisons, demographics, media market rankings, and other industry data so we can estimate a fair market lease rate for the sign on your property.
- If Lease Representation is desired, the client signs and returns an Exclusive Lease Representation Agreement.
- We negotiate the principal terms of the lease, including rate, term, percentage rents, signing bonuses, options, clauses, etc.
- If Lease Management services are desired, we keep a record of the lease, audit annual statements, collect rents and monitor key deadlines for you to make sure that you continue to maximize your return on the lease.

We can help you estimate a fair lease rate for the billboard on your property. We do this by independently collecting information about the number of people (not just cars) that see the sign every day and comparing that to the average number of people who see all of the other billboards in the nearest audited market. In addition, we collect information about local sign ordinances, radial demographic profiles, media market rankings and advertising income. Based on all of these factors we can estimate a fair market lease rate for landowners like you.
We prepare a 20-page report of the information we collected and our opinion of a fair market lease rate. It takes us approximately 30 days to collect the necessary information, analyze it and write your customized report. The cost of the report is $550 and we require payment in advance by credit card or check. If you would like us to estimate a fair lease rate for the billboard on your property we will need the following three things from you:
1) Copy of current lease with any related letters or recent offers.
2) Photographs of both sides of the billboard (preferably digital) including the support posts and street.
3) Payment of $550 by credit card or check in advance.

When an individual or a business becomes a client of SignValue, we become the Exclusive Lease Representative for them. This means that SignValue has the exclusive right to represent the property owner to negotiate the terms of a new lease agreement or to renegotiate the terms of an existing lease for any billboard on the client's property. SignValue's Exclusive Representation Agreement is for an initial period of one (1) year. Lease Representation services include future management services at no additional cost.

Why should I hire SignValue to negotiate my billboard lease?
Most landowners don't get optimal lease rates and terms because they don't know enough about the billboard industry. The outdoor advertising industry is very unique, so if you don't have experience with the industry, it is difficult if not impossible, to know the value of your billboard site and the appropriate terms and conditions for your lease.
How much more can SignValue get for me?
SignValue's ability to increase lease rates, revenue sharing splits, and other benefits depends on the terms and conditions of your current lease, the features of your sign location, and local ordinances. What is the fee for negotiating my lease agreement?
Our fee is based on a percentage of the total gross lease value. For example, the total gross lease value of a ten year lease paying $10,000 per year is $100,000 (10 years x $10,000 per year = $100,000 total gross lease value). Our fee is a small percentage of the $100,000. Many landowners are not receiving fair market lease rates, so we are confident that we can help them increase their lease rates substantially. How long will this take?
It usually takes four to six months to negotiate a new lease or renegotiate an existing lease agreement. If the process involves offering your billboard site to other potential billboard tenants, the process could take up to one year.

SignValue provides Lease Management services for landowners. We analyze and manage the lease agreement(s) to generate more income for our clients. We ensure timely rent payments, receivable management, percentage rent audits and other lease administration services.
We monitor deadlines, communicate with our clients and notify billboard company tenants of our client's intentions. SignValue also provides Lease Management services on existing leases at a competitive cost compared to the same work handled internally by the client.

Why should I have SignValue manage my billboard lease(s)?
Sometimes clients don't keep up on the details of their lease(s) well enough to meet deadlines and take advantage of other opportunities in a lease. For example, many lease agreements have an automatic renewal clause that allows the current lease to continue for subsequent successive like terms unless the lease is cancelled at least 90 days prior to expiration. However, if that landowner were a client of SignValue, we would notify the landowner of the expiration deadline and renegotiate the lease rate and terms with the sign owner before the lease automatically renews. Some landowners don't know that they can get higher rates by allowing other billboard companies to bid on their conforming site. Many landowners don't know that they can also sell permanent easements instead of continuing to lease their land to their billboard tenants.
What benefit do I receive for having SignValue manage my billboard lease agreement?
Sign companies are represented by full-time, salaried, real estate representatives and they have in-house general council (lawyers). Advertisers rely on advertising agencies to represent them when negotiating for advertising space. However, landowners don't have a single reliable source for representation.
